Article 3 - Restrictions on Permitted Development

Article 3 of the Town and Country Planning (General Permitted Development) Order 1995 provides for certain developments to be carried out without the need for planning permission.

An Article 3 direction is a condition issued as part of a planning permission to restrict further extensions or alterations that would normally not require planning permission, such as:

  • Rights to extend buildings

  • Rights to erect outbuildings & garages

  • Rights to erect fences or walls

  • Rights to future use or development

You should therefore check the terms of any planning permission that applies to the land you are interested in.
