Electrical safety is an important part of residential lettings and often neglected by landlords.
Its vital that any rules around gas safety is to be fully understood by landlords or they run the risk of penalties surrounding non-compliance during the annual inspection.
Whilst the Housing Act 2004 may not be as detailed about exact requirements for maintaining electrics in a property, electrical hazards actually account for a high proportion of incidents.

Ensure you include both portable appliance (PAT) and wiring tests at the intervals recommended by the Electrical Safety Council (ESC) or other certified standards body.
