This is information for housing benefit claimants renting in the private sector and for landlords.
Weekly local housing allowance rates are:
April 2016 to March 2017
Broad Rental Market Area (BRMA)
Outer South West London (152) weekly
Inner West London (159) weekly
Outer West London (160) Weekly
Main areas within (BMRA)*
Feltham, Hounslow, Isleworth, Osterley, Heston
* This is a guide only - the actual BMRA will depend on the property postcode.
To calculate monthly rates: weekly figure multiplied by 52 divided by 12.
For example to calculate the monthly Local Housing Allowance for a household fulfilling the criteria for two bedrooms in the Outer West London area.
£302.33 x 52 = £15721.16 pa
£1572116/12 = £1310.09 pcm
Remember the Local Housing Allowance (LHA) rate applicable to you will be determined by the number of bedrooms your household requires (as defined in the LHA regulations) and the BRMA in which you live.
Please note that from April 2011 LHA is capped to the 4 bedroom rate. This means that if your household size would have required 5 or more bedrooms your LHA will now be capped to the 4 bedroom rate.
