After the rent figures I see it says PAX, what does PAX mean?
It stands for "Per Annum Exclusive", this means that the yearly rent quoted does not include any other costs such as business rates, service charges, if payable, or building insurance premiums. All of these costs are payable in addition to the yearly rent.

How do I make an offer?
Print off the "Prospective Tenant's Details" form, or use the one attached to the letting details we can send to you in the post. Fill in the form and send it back to: Corporate Property.
I thought charities did not have to pay business rates?
Yes, they do. However, there is an 80% discount for all registered charities. Our voluntary sector unit may be able to provide assistance on how to claim for the remaining 20%.
What does "manufacturing" mean in the context of the Capital Allowances Act 1968?
One of the council's workshops and industrial estates was developed using Industrial Building Allowances. The Inland Revenue rules mean that these properties can only be used for "manufacturing" uses.
The "qualifying use" must involve the carrying out of a process on materials brought to the unit. Office or retail uses would not qualify.
Will I have to pay a premium or any money up front to lease a property?
No, we do not charge a premium, but on completion of the lease you will have to pay three months rent in advance and possibly a returnable rent deposit equivalent to six months rent.
Please explain what A1, A2 and A3 means?
These are classes of planning use under the Town and Country Planning (Use Classes) Order 1987 and are the lawful planning use that may be carried out at the property in question.
For example, A1 is a shop, A2 is Professional and Financial Services (such as estate agency, bank) and A3 is Food and Drink (such as cafe, pub).
How do I change the use?
If you are already a tenant, as your landlord and owner, we must agree to the change of use. Then you will have to make an application for planning permission to change the use.
Our lease requires that tenants comply with the lawful planning use.
How is the rent paid?
We prefer that you pay the rent by bank standing order. Most leases require payment every three months on the following dates: 25 December, 25 March, 24 June and 29 September.
Do I need to provide references?
Yes. We will require the name and address of:
1 Bank reference.
1 Existing or former commercial landlord.
2 Trade or business references.
We will need evidence of your home address.
What rent-free period do you offer?
We may negotiate a rent-free period where a tenant has to do major repairs, before trading can begin. We would not normally agree a rent-free period to cover your own shop fitting.
Can I make an offer on a property that is already "under offer"?
Under Offer means that we have formally offered a lease to an applicant, subject to contract, and the legal documentation is in the process of being completed.
We would not normally consider new offers for the property while the Solicitors are dealing with the matter. However, from time to time, applicants withdraw, or do not make satisfactory progress and the property is then taken out of the "Under Offer" category and new offers are invited.
How quick is the process?
You will normally have a maximum of twenty-eight days from receipt of the draft lease to complete formally. If you need to get planning consents, we will extend the time.
How much are the business rates?
You will be responsible for paying business rates separately. This can be calculated by multiplying the rateable value by the current rate poundage.
